COUNTEROFFER
CHOICES
You're ready to sell your
house and you can't wait for some signs of interest from potential home buyers.
Though you can't predict how you'll react to the offers you'll be getting, you
should realize that you have several choices when you receive them.
You have the right to accept
an offer, flat out reject it, or regect it and make a counteroffer. When you counter,
you are creating a totally new, separate offer. It can concern a change in terms,
price, or occupancy.
Negotiating terms can allow
you a good amount of flexibility. Here, you can decide whether or not you're willing
to carry part of the financing. If you do, this is the time to propose a suitable
loan length and interest rate for the mortgage. Price, of course is another area
of negotiation. If someone is offering to pay a price that is not acceptable,
you may want to counter at a price that has been reduced from your original asking
price, in order to give yourself some negotiation flexibility, buyers shouldn't
be made aware of your rock-bottom price. In order to seal the deal, you should
also realize you may need to be flexible on when the buyers can move in and you
will move out.
